ID's team utilizes it's combined 20 years experience as commercial real estate advisors/developers/acquisitionists, to identify and acquire assets that have a demonstrated ability to cash flow from the date of acquisition, thereby enabling Incremental Development, LLC and any investor(s) to experience immediate and quantifiable cash on cash returns. Incremental Development’s approach to internally underwriting each investment is conservative and reflects extensive research that is performed while qualifying a prospective real estate opportunity. The greatest emphasis is placed on the strength of the asset’s lease and corresponding terms, geographic location of the asset, trade area demographics, average daily traffic counts (ADT), rental history specific to the location, tenant’s credit worthiness and credit rating, consistent in-store performance and sales, area comparables for like kind use, rental rate per square foot, etc.
Incremental Development’s aim is to enhance, further and grow net worth by capitalizing on market trends, in addition to maximizing the firm’s extensive banking and brokerage relationships that will allow for the identification, sourcing and financing of a continual stream of on market, off market (unavailable to the general public) and value added properties. All acquisition goals will be met without “overleveraging” which reflect Incremental Development’s conservative approach to internal and external underwriting.
